"He has a stellar reputation for being honest."
We have just sold our home through the efforts of Brian Guevara. We have known Brian since he was a teenager in high school. His family lived on the same street as ours and we have got to know them very well over the years. When we decided to move up the Pacific Northwest to be reunited with our family we thought long and hard on whom we should use to represent us in the quest to sell our home. After all living in Santa Paula for as long as we have we have got to know many real estate agents. In fact one lives across the street from us and another around the block. Brian's name kept coming up on our short list and as we checked around with others on their opinions about Brian we realized he would be the right person for us as he has a stellar reputation for being honest. That was the most important thing for us is to have someone with whom we can trust not only the sale of the house but know that he would be doing everything in his power for our benefit. Unfortunately we purchased another home in Washington before we contacted Brian and not understanding the depth of the local real estate economy we were in shock to find out the value of our home. Brian valiantly attempted to get us a figure that was close to what we first thought was the value but as promised if we didn't sell within 30 days at the price we would try his marketing strategy to lower the price closer to his first market range. After doing so steadily each week we finally found where the market said that is where we need to be. Although it isn't near the price we once were offered back in 2005 we are so fortunate how things have worked and are very glad that Brian has been there to guide and reassure us all the way through. Brian has been a Godsend to us and we would recommend him to anyone whether buying or selling. By selling our home in this extremely challenging market, expecially homes within our higher price range, Brian has saved us thousands of dollars in unnecessary interest payments and further price erosion to pay for our new home while we would've had to wait for a buyer. Most of all he has relieved us from our anxiety and has given us the ability to sleep better at night and get back to our loving family. For that you can't put a price.

Bargain Properties >Advice From Real Estate Agents
When buying a home, it is essential to cooperate as closely as possible with your real estate agent. This can be challenging, especially if your agent asks you to do some things that you don't particularly want to do to in order to get you moved into your new home as quickly as possible.
When real estate agents advise you regarding ways to make the transaction work, they are acting as part coach and part business consultant. If you find the house you love and want to "sleep on" the decision for a few days, the agent knows that you run the risk of losing the house. If you are inclined to complicate your offer with clauses that might make the contract unattractive to the sellers, the agent may ask you to consider some modifications. Should you call the week before the closing with an attack of "buyer's remorse", your agent knows the cure. Following your real estate agent's suggestions will increase your chances for a successful move!
