"Brian Persevered."
I want to let you know that I am very pleased with the services that your agent, Brian Guevara, provided to me. I am actually licensed to sell real estate and even worked for your company prior to my leave so that I can attend to the raising of my children. Brian used to manage me at the Santa Paula office and I got to know him and respect his experience. When it came time to sell my house I knew he was the one to do the job. My husband and I purchased a rental property and like many others got in a little over our heads. With the change in the economy we could no longer afford to maintain this property. I at first tried to sell the home but was unsuccessful as I was too close to the situation emotionally. We called Brian and asked him to market the home for us and to negotiate the short sale with our lender Countrywide. He started and within two days had a great offer for us. We accepted it and it went to the lender for short-sale approval. But to the dismay of all of us the offer was rejected without the lender even willing to look at comparable sales. We were all confused and a little disheartened. Brian persevered and over the next ensuing months generated several different offers for Countrywide but for one reason or another nothing would stick. The pressure was getting to me and Brian just told me to relax and to not worry about anything as it was out of our hands. He told us to let him do what he does and he would not give up on us…(or better to say Countrywide!) He would see this to the end. Finally after a year and a day from the time that we started we were successful and actually closed escrow on the home to a wonderful and deserving family. It was a long road and to be honest I had given up, I am so glad that Brian did not. What we learned from all of this is that we are impressed as to Brian’s perseverance and his ability to shield us from the daily tribulations that he went through to make this happen. We are so fortunate to have had him represent us and have already recommended him to other friends and family members. The other thing that impressed us is his marketing system. Brian’s Marketing System generated offer after offer. For all of Countrywide’s delays which would lose buyer after buyer, Brian’s system would consistently bring more qualified buyers to us…it was incredible! We commend you on having someone as special with your firm and would like to publicly thank Brian for all of his help.

Closing or Settlement >Moving Day
Here are some tips for coordinating a move that depends on careful timing. Say the closing on the sale of your home is Friday morning at 11:00, and that afternoon at 3:00 you are to complete the transaction on the house you are buying. Your sellers are completing the purchase of their new house on Monday. As sellers, each of you is obligated to leave your house vacant and clean at the time of the closing. You will each take possession of the home you are buying after the closing.
If you are faced with a game of musical moving vans, you may want to negotiate with your buyers or sellers to remain in your old house for a few extra days or move your belongings into the new home a little early. You should draw up a written agreement which details your arrangement, such as the amount of rent, the move-in or move-out date, and any agreements regarding utilities, insurance, or a damage escrow. If you need to make special arrangements for your move, let your real estate agent know and work out the details as early as possible in advance of the closing.
