We just closed escrow on an investment property in Santa Paula through Brian Guevara’s Team and we are excited! We feel as if we made $35,000 just by buying the property. We contacted Brian through an ad on one of his condos that he had listed for sale. It was a foreclosure and we felt that it represented a good opportunity. We made an aggressive offer with his team member, Sandra Torres, to compete with another offer that was presented through a different agent and then Brian negotiated with the foreclosing lender and our offer was the one accepted. Best of all our closing price is $35,000 lower than the last comparable sale, which was less than three months prior to our purchase. We also feel that we learned a lot through the process including all of the financing steps that are required to pull this off in today’s market. Brian also stuck around after the sale and helped negotiate a good repair price on our gas line by enlisting the neighboring owners to join us in the repair which amounted to a nearly 56% savings for all that were involved! We intend to keep our relationship with Brian and invest in other opportunities as they arise because Brian’s system really works because he is diligent in his follow up.
