"He as a gift, talent for working with people"

Brian has assisted me with my real estate needs 3 times over the last few years! He has always done an outstanding job, but the main reason I keep going back to him is because he cares. When I was a single mother with 4 kids I never thought that I could buy my own home. Brian showed me that I could and in a few short years the property grew in value by more than I could ever save. He watched out for me when the lender that I chose made a serious error which would've stopped me dead in my tracks to buy my home. Brian stepped in for me and defended my position forcing the lender to honor its original agreement, saving me thousands of dollars. I was so glad that he knew the law or else I would never have been a homeowner then or now. Because of the equity build up I was able to sell that starter home and move to Lancaster into a larger home where again Brian was there to service me, both with my sale, and by introducing me to competent colleagues of his in the desert area whom I used when I sold the home to move back to Ventura County. Upon my return I was shocked to see where home prices were. I could no longer afford a home and I needed a place to live. Brian once again came to the rescue when he found my family a temporary home in which to rent. What a guy! he told me to save my money and not to worry because prices couldn't go up forever and would someday drop back down to a level where I could afford a home. After three years that's exactly what happened. With my saved down payment I called Brian about a five bedroom home and asked him if it was possible that I could buy it as it would be perfect for my large family. He assured me it could be done. The problem was that I was limited on funds; even though I had the down payment, I had no money for closing costs. Brian excellently negotiated on my behalf and was able to get me $16,000 worth of credits! With this money and working with his lender I was able to pay for all of my closing costs and use a portion of the amount to buy down my interest rate which made the home more affordable. The other thing was that he helped me steer away from a loan offered by a competitior with negative amortization, a "teaser" rate and three year pre-payment penalty. He warned me of the long term dangers. At first all I could see was the low monthly payment, but like I said earlier, Brian cares and had his lender explain to me the ramifications that I would inevitably face. I also want you to know that Brian has been here for me after the sale. He didn't just take his money and run. After having some major unexpected problems with the plubming, Brian continued to follow up with all concerned until the issue was resolved. As a matter of fact, he is still helping to resolve a problem with a home warranty company making sure that they live up to their reputation. He just doesn't quit. I'm sure that I will still continue to hear from him throughout the years as he checks in periodically and even remembers our birthdays. That's just Brian. I am so glad that I chose him to represent us and that he is our friend. That is why I will continue to refer him to my friends and acquaintances. As far as I'm concerned Brian is the best Realtor out there. If people are buying or selling homes with someone other than Brian they are not getting the whole picture. We are blessed to know him, and even more blessed to work with him. Brian is truly blessed. He has a gift and talent for working with people and making them feel comfortable. He's trustworthy, focused, dependable and reliable. Need I say more?

Home Inspections >If It Is Broken Fix It

Most houses have a few "little" problems, like leaking faucets, a stove burner that won't light, or electrical outlets with too much "spark". These defects may not seem very important--unless your house is about to go on the market.

We rarely have difficulty getting sellers to agree to paint, replace worn carpets or plant a few flowers in the front yard. These kinds of repairs obviously increase the overall appeal of the property. However, if any of the major systems in your home need maintenance, it is also prudent to have the necessary repairs made. Have your furnace, central air-conditioning system, plumbing and wiring checked as part of your pre-marketing efforts. The best rule is--if it's broken, fix it!

The purchase agreement requires that a house be conveyed with all the systems in working order, and most buyers will bring in a home inspector to identify any potential problems. During the period of time between the "meeting of the minds" and the removal of the inspection contingencies, the buyers are the most vulnerable to an attack of buyer's remorse. This is also the time when anything that hasn't been repaired could become a major issue.
