Endless Recreation, More Things To Do Than Days To Live. 
From Dodger Dogs to classical music
concerts, there is always something to do when you live in Ventura County.
Entertainment and arts are all around us. For the sport-oriented, you can
either root for your favorite teams such as the L.A. Dodger's, Los Angeles
Lakers, L.A. Kings, or the California Angels or actually get involved in one of
our area's sports programs. Each city has its own parks and recreation
schedules which include softball among other activities. Fast-pitch baseball is
even available to those that still have "it" at a semi-professional level.
There are teams in different cities within the county that compete against each
other.
There are also parks and outdoor areas for every type of
enthusiast. From hiking, camping and hunting, golf links, public tennis courts,
fishing - both fresh and saltwater - and, of course, being next to the ocean,
you can't forget surfing. Yes, even just to barbeque and play, we have them
all. Some links are included below.
For the young at heart there is Disneyland
and California Adventure, Knott's Berry Farm, Universal Studios and Magic
Mountain.
For those who want to stay a little closer to home you can
enjoy choices from a plethora of festivals such as St. Patrick's Day,
Scandinavian Festival, Conejo Valley Days, Point Mugu Naval Air Show, Ojai
Renaissance Fair, Ojai Valley Tennis Tournament, Ventura Chamber Music
Festival, Cinco de Mayo, California Strawberry Festival, Cajun/Creole Festival,
Orange and Citrus Festivals, Ojai Music Festival, Fourth of July, Pleasant
Valley Days, Lake Casitas Inter-tribal Powwow, Maritime Days, Simi Valley Days,
16th de Septiembre, the California Beach Festival and the Ventura County Fair,
to name only a few.
The performing arts can be found throughout the
county and nearby areas. From the small 97 seat Santa Paula Theater Center, to
some of the mid-sized venues at the Moorpark and Ventura College Theatres to
the larger performing centers such as Libbey Bowl in Ojai, Oxnard Performing
Arts Center, Majestic Ventura Theatre and Fred Kavli Theatre for the Performing
Arts at the Civic Arts Plaza in Thousand Oaks. Here, as well as in Santa
Barbara, are some of my favorite local live events. First run Broadway shows
and large musical events can be found in several Southland venues such as The
Pantages Theatre, which is currently running The Lion King, The Greek Theatre,
The Wiltern, The Universal Amphitheatre and Staples Center.
Strolls along the marina and boardwalk are other things
one can do in Ventura County along with great dining and shopping experiences.
Libraries abound in every city and museums can also be enjoyed such as viewing
a section of the Berlin Wall at the Reagan Library and Museum in Simi Valley.
Other notable museums are the Carnegie Art Museum in Oxnard, California Oil
Museum in Santa Paula and the Ventura County Museum of History and Art. These
are just a few of the nearly three-dozen museums within the county - ranging
from Native American culture, antique planes and actual whole city blocks with
restored architecture. Asian culture can be found at the Santa Barbara Museum
and the world-renowned Getty Museum is just a short drive away.

Buyers walk into your home in your area and fall in love with it. There is one problem--they will have to sell their home before they can buy yours. Their offer contains a contingency clause which makes the purchase dependent upon selling their present home. Should you accept such an offer?
Your decision should be based on several factors. Is their home being professionally marketed at this time, or are they trying to sell it themselves (a risky proposition!)? How long has it been on the market? Is it overpriced? If the house doesn't sell, can the buyers take out a bridge loan or make other arrangements to get to the closing table? How important is timing for you? Will the buyers agree to let you continue marketing your home and accept a non-contingent contract (and void theirs) if their house does not sell? Contingent contracts often work out well, but you need the help of a professional to weigh the pros and cons.
